Typical Pre-requisites and Conditions

Rockland Federal Credit Union generally requires that on all Commercial Business or Real Estate loans the owner(s)/principal(s) of the business or real estate entity provide unlimited, personal guarantees. Other requirements for Real Estate Loans could include:

• A maximum Loan to Value ratio of 80%;
• A minimum Debt Service Coverage ratio of 1.20:1;
• New, credit union-engaged appraisals and environmental reports; and
• Initial, then annual submission of both personal-and business-related financial information.
